Application Standards and Requirements

Renting a house from M G M is easy, but there are a few basic requirements and rules that apply. Before inquiring about, or scheduling an appointment to view a property, review the Application Standards and Requirements below…

Public Records – Our Screening Agency searches Public Records for information regarding an applicant’s implication in criminal activity.
IF YOU HAVE BEEN CONVICTED OF A FELONY OR DOMESTIC VIOLENCE OFFENSE, DO NOT APPLY -  WE CANNOT ACCEPT YOUR APPLICATION. We further reserve the right to deny an applicant based on other criminal offenses reported such as malicious mischief, destruction of property, nuisance complaints, disorderly conduct, etc. Public records will also indicate if you have ever been the defendant in a court ordered eviction. IF YOU HAVE EVER BEEN EVICTED FROM A RENTAL, DO NOT APPLY - WE CANNOT ACCEPT YOUR APPLICATION.


Your Rental History – Our screening staff will attempt to contact your current and prior Landlord for a reference. If you are not renting now, or have never rented before, don’t be discouraged. We will consider other positive factors in your Screening Report in order to determine eligibility. We also offer you the option of having your employer or an immediate family member co-sign for you if you do not have an established rental history. Co-Signers must meet our application requirements.

Your Employment – Our screening process will verify that you are gainfully employed, and that the dates of employment and earning amounts are the same as what you have listed on your application. If you are Self-Employed, you must provide your last tax return and/or your last 12 months of bank statements. If you are in the Military, a copy of your last LES is required. Many employers will not provide employee payroll information. If you suspect that your employer will not release this information, please submit a copy of your last pay stub along with your application. In order to insure that your income is adequate to afford the rent on the property applied for, the rent price cannot exceed 33 % of your Gross Monthly Income. For example, if the rent amount is $900.00 per month, your gross income must be at least $2700.00 per month. The income of all applicants for the property over the age of 18, (including a spouse) may be combined to meet the gross income requirement.

Your Credit Our Screening Agency will perform a credit check on all applicants over the age of 18 who will reside at the property. If your Credit Report indicates that you owe money to a prior Landlord, or have numerous accounts in collections other than medical, you will be disqualified.

Medical Collections, Foreclosures, or Bankruptcies will NOT disqualify you from renting one of our managed properties.

 

Set A Showing Appointment Once you have found a property that interests you, we ask that you drive by the property first before requesting an appointment to see the inside. This will save everybody time in the event that you do not like the location, neighborhood, yard size, the house next door, etc. Please feel free to walk around the property and peek in the windows only if there is a For Rent Sign on the property. No sign means that there are still people living in the home. Once you have made your appointment, please be on time for it. Throughout the year, it is not uncommon for us to have over 100 vacant properties that prospective renters wish to see. We schedule many showing appointments throughout the day, and will only wait for you at the property 10 minutes past the scheduled appointment time. Please be courteous. If you are going to be late, or cannot make it at all, please contact your showing agent.

Web Site Showings – All of our properties can be rented “sight-unseen”, but there are certain restrictions that apply. Please be advised that a Holding Fee of at least $300.00 is required to secure a home, and will not be refunded for any reason once your Application To Rent has been approved. If you find a home on our web site that would meet your needs, but you cannot view the property personally, the best option is to have a friend or relative in the area set an appointment to view the home on your behalf. Again, we ask that your “representative” drive by the property first before setting a showing appointment. After seeing the inside, and if the report back to you is a positive one, you may proceed with the application process. To receive your Rental Application, simply send your request to info@mgmnw.com  Detailed instructions on applying for, and securing your new home will be included with the application that we e-mail to you.

 

Screening Fees - The Screening Fee is $40.00 for each occupant over the age of 18. Instructions for paying this fee either On-Line, by Telephone, or by Regular Mail will be included with the application that we e-mail to you.
Screening Fees are Non-Refundable. Screening Results are usually obtained in 48 to 72 hours. Please fill out the application carefully so that it is easy to read, making sure that you have answered all questions on the application. Incomplete or illegible information will delay the screening process.

Holding Fee / Security Deposit – If you would like us to “hold” the property for you while your application is being processed, we will do so upon receipt of a Holding Fee payment in the amount of $300.00, or upon receipt of the Security Deposit for that property.
Once your application is approved, we can hold the property for you for up to 2 Weeks provided that the $300.00 Holding Fee has been paid. Upon move-in, the $300.00 Holding Fee will be applied as a credit toward your move-in costs. If you need us to hold the property for 30 Days, we can do so only if the Security Deposit for that property is paid in advance. Advance payment of the Security Deposit is also considered to be a credit toward your move-in costs. If you are approved, but do not take the property, the holding fee, and / or Security Deposit will not be refunded. The Holding Fee and Security Deposit will only be refunded to you if the screening results disqualify you from renting. Instructions on how to make Holding Fee or Security Deposit payments On-Line, by Telephone, or by Regular Mail, will be included with the application that we e-mail to you.
